The rental process

Managing a rental property in the GTA can be difficult, even for an experienced landlord. If you are a current landlord or looking to rent a property, here’s how we can help you.

We find you a property

We boast ample knowledge of the GTA real estate market. Using our expertise, we guide you through the buying process to help you understand the current real estate market. Whether this is your first or fifth investment property, we will help you find the right revenue property to meet your needs.

Free Property Management Services

When you use our real estate services to buy an investment property, we provide you with free property management services for a year.

Professional Assessment

We provide a professional assessment of your investment property to determine its rental value. It is important to us that your rental property is competitive with other prices on the market. We will provide you with suggestions on how to maximize the revenue of your investment property and provide a market analysis based on our research.

Prepare your property

We provide an on-site assessment and consultation to help you prepare your property lease. We then offer high-resolution professional photography to provide images for marketing purposes. Afterwards, we coordinate with on-site management to organize showings of your rental property.

Market your property

We market your property by advertising and listing the property on our website, social media, and additional channels like MLS, Kijiji, and Craigslist.

Tenant Selection

Now that your property has gained some attention, it’s time to find you a tenant who loves your property rental as much as you do. We put tenant candidates through a screening process to find the best one for your investment property. Every landlord and property rental deserves a great tenant. We only proceed with applications approved by the landlord. A landlord is not required to give a reason for denying an application.

Tenant relations, maintenance & management

We do all the heavy lifting for you with our landlord property management services. When you approve your tenant, we draft a lease binding Q2 Property Management and the tenants. This lease includes 6 pages of clauses that protect the landlord.
We will deal with any tenant relations ranging from collecting payments to fulfilling repair requests. We have a team of maintenance support workers who help us to ensure safety and quality of living for tenants, and seamless property management for our landlords.

Selling

If it’s time to sell your investment property, we will guide you through the process and do all the research to ensure your asking price aligns with the current market.
